You also get the exposure that comes with height. Wind across the top of the ridge is harder on fences and hedges than anywhere lower down.

The spring line: the bit nobody warns you about

This is the one that catches people out, and it has a proper explanation.

Rainwater soaks through the permeable Claygate sands until it hits the impermeable London Clay beneath, then travels sideways and emerges as springs where the two layers meet. On the Norwood Ridge that junction runs along roughly the 75 to 95 metre contour, draining west toward the old Effra valley and east toward the Ravensbourne.

So if your garden sits partway down the hill and has one patch that stays boggy no matter what you do, while the rest of the garden drains perfectly well, that is almost certainly why. Willows and other water-loving plants growing where nobody planted them is the giveaway.

This is not a drainage fault you can dig out. Water is arriving from uphill and it will keep arriving. Fighting it wastes money. Working with it, with a bog border or a planted wet area, costs less and looks better. Sydenham Wells Park exists because of these same springs, which were found around 1640 and drew visitors for their mineral waters.

Down in the valley: clay and standing water

Lower Sydenham sits on London Clay proper, down toward the Pool River. Here you get the familiar South East London picture: water sitting on the lawn through winter, moss taking over grass, ground cracking hard in August, and fence posts working loose as the clay shrinks and swells.

Different problem, opposite solution. Down here it is about breaking up compaction and improving drainage, not about holding moisture in.
