South of the station, streets climb toward Telegraph Hill and the Telegraph Hill Conservation Area, lined with Victorian and Edwardian terraces with bay windows and proper rear gardens. North of the station, 1980s regeneration housing takes over, denser and with far less private outdoor space. Add Goldsmiths, University of London into the mix, with its student housing and converted period properties around Lewisham Way and New Cross Road, and you get three very different types of garden inside one postcode.
That mix shapes how we work here. A Telegraph Hill terrace garden gets treated differently to a shared or converted garden near Goldsmiths, which gets treated differently again to the smaller plots on the estates north of the station.
The ground itself also changes as you move through SE14. Telegraph Hill is, as the name suggests, genuinely elevated, and New Cross sits on London Clay rather than the Thames floodplain silt you get closer to the river in neighbouring Deptford. That means better natural drainage on the higher ground around the park, but the clay itself still compacts, holds water after heavy rain, and needs proper preparation before turfing or planting, same as most of inner SE London.

Goldsmiths, University of London brings a large student population into New Cross, and a lot of the period housing around Lewisham Way and New Cross Road has been converted into flats or shared student housing. Gardens attached to these properties are often shared, neglected between tenancies, or simply an afterthought compared to the building itself. Telegraph Hill Park is split into an upper and lower section and sits inside a conservation area, with the surrounding streets holding a high concentration of period property. Rear gardens here tend to be longer and better suited to a full landscaping approach, but access can be tighter on some of the older streets, and we always check for protected trees before starting any structural work.
