There is one fact about Thamesmead that explains most of what happens in its gardens, and almost nobody connects the two.

Thamesmead was built from 1967 on reclaimed marshland. Plumstead Marshes and Erith Marshes, on about a thousand acres of the old Royal Arsenal site. The ground was so soft that the whole development needed extensive piling and dredging just to hold the buildings up.

Everything else follows from that.

The water table is close to the surface

This is not clay that holds water, which is the usual South East London complaint. This is ground where the water table itself sits shallow, because you are on drained marsh behind a river wall that forms part of the same flood defence system as the Thames Barrier.

What that means in a garden:

  • Post holes fill with water. Dig down for a fence post in SE28 and you will often hit water before you hit the depth you wanted. That is normal here and it changes how posts should be set.
  • Drainage solutions that work elsewhere do not work here. Digging a soakaway assumes water has somewhere to go. On drained marsh, below it is more water. French drains and soakaways underperform for that reason.
  • Deep-rooted trees are a poor choice. Roots hit saturated ground and the tree either sits stunted or becomes unstable, which matters on a site as exposed to river wind as this one.
  • Raised beds genuinely are the answer, not a trend. Building up rather than digging down is the whole history of this land. The monks from Lesnes Abbey were raising ground levels here in the twelfth century for the same reason.

You may not be digging into soil

Much of Thamesmead sits on made ground: material brought in and built up rather than natural topsoil. Underneath are the remains of the Royal Arsenal, buried drains, old services and the foundations of long-demolished structures.

Practically, that means a spade in Thamesmead hits things a spade in Blackheath does not. Rubble, brick, concrete, old pipework. Fence posts, tree planting and any excavation need someone who expects it rather than someone who quotes as if it were open ground and then asks for more money on day two.

It also means topsoil depth varies enormously street to street. Some SE28 gardens have a decent workable layer. Others have four inches over hardcore. We check before recommending anything, because planting into four inches of soil is money thrown away.

Wind off the river

Flat, open, and next to the Thames. Very little shelters an SE28 garden. Fences take more punishment than almost anywhere else we work, hedges grow one-sided, and taller planting needs staking for longer than the books say.

My mums garden was extremely overgrown due to her health. It wasn't an easy job however the staff was extremely understanding and helpful and gave us advice we needed. To maintain the garden if I am honest due to cow boy builders leaving rubbish in the garden it wasn't extremely safe but they took there time and managed to get around it safely.
