Lewisham is where two rivers meet, and that single fact explains most of what we deal with in SE13 gardens.
The Quaggy joins the Ravensbourne right beside Lewisham station. Almost the entire borough sits in the Ravensbourne catchment, and the town centre sits in the valley floor where both rivers converge. Gardens here are not on a hill shedding water like Sydenham, or on a free-draining sandy plateau like Blackheath. They are at the bottom, where the water ends up.
What that means for your garden
Valley-floor ground in SE13 is a mix of river alluvium and London clay. Both hold water. Climb up toward Blackheath, Brockley or Hither Green and it improves. Down in the valley around the town centre, Loampit Vale and Ladywell, it does not.
Practically: lawns that sit wet from November through March, moss taking over grass, mud on any route people walk, and paving that greens up faster than it should. Fence posts work loose as the ground swells and shrinks through the year.
The other issue is surface water. Lewisham's own Surface Water Management Plan estimated over 2,200 properties in the borough at risk of surface water flooding, with several hundred at a depth of half a metre or more. Surface water flooding happens when heavy rain runs off hard surfaces faster than drains can take it, and it is getting worse as more gardens get paved over.
Which leads to the one thing we would say to any SE13 homeowner planning a garden project.
Think twice before paving the whole thing
Paving over a garden in a surface water flood zone means every drop of rain that used to soak in now runs somewhere else, usually toward your house or your neighbour's.
We are not going to tell you not to have a patio. Most of the gardens we build in SE13 have one. But there is a difference between a paved seating area with planted borders and permeable joints, and a garden paved wall to wall with impermeable slabs on a solid base.
The practical version: keep some permeable surface, use gravel or permeable jointing where you can, build in a planted border along one edge, and make sure the fall on any paving takes water away from the house rather than toward it. None of that costs more if it is designed in from the start. All of it costs a great deal to fix afterwards.

If your garden backs onto the Quaggy
Some SE13 gardens back directly onto the river. Between the Weigall Road flood storage area and the confluence with the Ravensbourne, the Quaggy runs mostly through narrow concrete and brick-lined channels that pass between rear gardens.
If that is your garden, you may be what is called a riparian owner, which comes with legal responsibilities for the watercourse on or beside your land. That affects what you can do near the bank, what you can plant, and what you are responsible for keeping clear.
